Estimates Disclaimer

Outdoor living and construction project pricing may change depending on actual site conditions, measurements, existing structures, demolition or removal requirements, soil conditions, grading, drainage, property access, terrain, utility locations, structural requirements, permits, inspections, applicable building codes, weather, material selections, labor requirements, equipment needs, design changes, customer-requested modifications, and other circumstances discovered before or during construction.

For custom deck, balcony, and pool deck projects, pricing may depend on the size and height of the structure, design complexity, framing, footings, foundations, structural supports, decking materials, railings, stairs, access requirements, pool conditions, and applicable safety and building regulations. Existing deterioration, wood rot, moisture damage, or concealed structural deficiencies may require additional work if discovered during construction.

For patios, covered patios, pergolas, and shaded structures, pricing may depend on dimensions, foundation requirements, surface preparation, drainage, roofing or shade systems, structural supports, materials, electrical features, lighting, fans, screens, and integration with existing structures.

For outdoor kitchens, fire pits, fireplaces, and other custom outdoor features, pricing may depend on the selected design, masonry or stonework, pavers, appliances, fuel supply, electrical and plumbing requirements, ventilation, fire safety requirements, utility connections, and applicable permits or inspections.

For screen rooms and sunrooms, pricing may depend on framing, foundations, roofing, windows, screening, insulation, flooring, electrical work, ventilation, integration with the existing home, and other construction requirements.

For home repairs and deck extensions, pricing may depend on the condition of existing siding, windows, doors, decking, railings, posts, fascia, soffits, gutters, and other building components. Additional repairs may be necessary if hidden damage or deficiencies are discovered after work begins.

An estimate does not constitute a final contract or guarantee of final project cost unless expressly incorporated into a written agreement signed by the Company and the customer.

Final pricing, project scope, materials, design approvals, engineering, permits, scheduling, payment terms, warranties, change orders, and other project requirements will be governed by the applicable written agreement, proposal, or contract between Grand Outdoor Living Design LLC and the customer.
